HORTUS Fact #6 – Building Tomorrow

Future Projects & Development

HORTUS is just the beginning. SENN’s future projects carry forward the same ambition for sustainability and architectural excellence, and incorporate the 6 Positives. The upcoming buildings will be certified SNBS Platinum, LEED Platinum, and Minergie-A. Rainwater is utilized like in HORTUS, the biotope area factor is maximized where ever possible, operational energy consumption will be nearly one-third below SIA 2024 standards, and operational CO emissions will be reduced to zero (ALL). Optimized concrete saves hundreds of tons of CO, and photovoltaic systems generate huge amounts of energy, far exceeding the buildings’ own needs.

ALL
Together with Herzog & de Meuron, SENN has developed a hybrid lab/office building of around 20,000 m² that combines the flexibility of the Main Campus HQ with the radical sustainability of HORTUS.

HOPE
HOPE stands for “House of Partnership and Engagement” and is a place for meeting and exchange. The approximately 10,000 m² office building was designed by Felippi Wyssen (competition).

SCALE
SCALE is currently being developed together with Herzog & de Meuron and will offer not only first-class architecture but also hyper-flexible, forward-looking lab-office spaces across 28,000 m².

Zena-Areal, Affoltern am Albis
The Zena Site translates HORTUS into residential construction: around 90 diverse, compact condominiums for every stage of life and situation are being developed together with Herzog & de Meuron.

These projects are not isolated experiments but part of an expanding ecosystem—each learning from the others, each pushing low-carbon construction and user-focused design.

With HORTUS as a proof of concept, SENN is positioning itself at the forefront of a movement: Buildings that are economically viable, socially enriching, and environmentally regenerative, setting a benchmark for the next generation of urban development.
