HORTUS Fact #5 – Access over ownership

 

HORTUS is radically committed to ecology, to circularity, to biodiversity, to health and well being. But perhaps one of it’s greatest achievements lies in how HORTUS combines sufficiency and efficiency principles to a truly contemorary, highly productive and cost efficient workspace.

HORTUS challenges the traditional office rental model by offering “access over ownership.” Instead of each tenant building out their own space, much of the building is shared and ready to use from the get go. Around 30% of the rentable area is dedicated to common amenities: meeting rooms, lounges, a café, a gym, and outdoor terraces facing the green spaces. This reduces the initial fit-out costs for tenants, lowers material waste, and encourages interaction among different user groups. It also reduces dead space, which in traditional corporate life often consists of unused rooms, especially when many colleagues remain in their home offices. „More home in the office“ is therefore an important part of HORTUS, where the ground floor is transformed into a kind of living room.

Private office zones remain easily reconfigured as needs change. The building’s acoustics, lighting and ventilation are integrated to high standards across all spaces, so tenants enjoy highest quality without the expense and environmental impact of individualised installations. This model not only makes high-quality work environments more accessible but also increases building efficiency.
